Property & Rentals

From zero content system to 38 properties, 89 captured reviews and a 156-blog engine in twelve months.

How JustGo Creatives built the entire marketing infrastructure for Pads Collective, a short-term rental operator in the Pocono Mountains, and set it up to escape a $324,000 a year OTA commission bill.

The client

Pads Collective, a family-run short-term rental operator based in the Pocono Mountains of Pennsylvania. Experience-first, and genuinely excellent at hospitality: 9.74 out of 10 across 1,568 guest reviews, with 89% perfect scores.

The problem

Great operations. No marketing system. When JustGo Creatives came in, there was no content calendar, no blog program, no brand guidelines, no review capture, and no way to know which channel produced a booking. About 95% of reservations came through Airbnb and Vrbo, at a blended commission of roughly 15%.

What we built

Brand foundationFull brand guidelines: voice and tone, target audience definitions, a five-color palette with hex values, typography specification, photography standards, caption structure, hashtag system, and four brand pillars.
Content architecture10 content pillars split across guest-facing and homeowner-facing audiences, 12 mapped monthly themes with seasonal hooks, and a 118-row local events calendar driving the content plan.
Editorial engineA 52-week blog calendar with all 156 titles assigned by pillar, season, and event hook. 13 long-form posts published in a single month, each 2,000 to 2,500 words.
Social systemPost-by-post quarterly calendars with full captions and hashtags, 8 viral hook templates, a 4-part caption formula, a 91-row keyword and hook library, a 7-day production workflow, and a property-by-property content tracker.
Review and email captureA structured review-capture system built and deployed, producing 89 reviews and a 44% click-through rate on review requests.
DistributionA six-channel checklist taking every blog from the website to Google Business Profile, LinkedIn, newsletter, Instagram, and Facebook, each with a channel-appropriate reframe.
Quality controlA blog content SOP, a visual content SOP, a location-accuracy rule, a pre-publish validation checklist, and a documented risk register with severity, mitigation, and a named owner for each risk.
ReportingMonthly multi-platform performance reports and a full year-end marketing report.

The AI layer

This is where the work separates from ordinary agency output.

  • →Every blog written to be cited by AI assistants, not just ranked by Google. The editorial process runs on one governing test: if someone asked ChatGPT this question, could this blog be cited as the answer?
  • →Entity reinforcement across all content, so AI systems consistently associate the brand with its market and category.
  • →Structured, answer-shaped content built for the long, conversational queries AI search produces, which run roughly three times longer than a typical search.
  • →A documented AI tooling policy with hard guardrails: no AI-generated interiors, no AI faces or landmarks, no AI image ever presented as a real property. Real photography first, styled stock second, AI only for abstract backdrops.

During a site audit, we caught image files literally named "ChatGPT Image" sitting inside a live property photo set built by a third party. In hospitality, a guest who books from a fake photo leaves a one-star review and asks for a refund. The policy isn't a nice-to-have. It's risk management.

Over the past twelve months, JustGo Creatives built a complete content and marketing system for this client. Not a few posts. A system.

Internal strategy review, 2026

Compared to earlier content, overall reach, views, shares, and reposts have significantly improved, with multiple posts reaching thousands of views and hundreds of shares and reposts organically.

Year-end performance report, 2025

Great properties don't market themselves. Neither do great websites. We build the system that fills them, and the measurement that proves it worked.
